What usually causes it

Most leaks we find come from one of three places.

  • Pipe boots. The rubber around the vent pipe cracks after a few years in the sun, and water runs down the pipe into the house.
  • Flashing. The metal around the chimney rusts and lifts.
  • Moss. It holds water in the valleys and pushes it under the shingles.

All three are usually repairs, not a new roof. And if your roof really is done, we'll show you why with photos, not just tell you.

Do this first, then call us.

  1. Put a bucket under it.
  2. If the ceiling is bulging, poke a small hole in the bulge so the water drains into the bucket instead of bringing the ceiling down.
  3. If the water is near a light, shut off that breaker.

Maybe not. Most leaks come from one spot: a pipe boot, flashing or moss. We find the spot and tell you straight whether it's a repair or a replacement, with photos.

Nothing. The roof check is free. If we find something, you get the price in writing before any work starts, and you decide.

Usually within a day or two. If water is coming in right now, call us.

We can't tell you what your policy covers. If there's storm or wind damage, we document it with photos so you have what you need to talk to your insurance company.
